All bookings are subject to these terms and conditions.

Bookings & Online reservations

Online reservations via our website. are linked to a booking engine provided by TXGB. All information is sent securely and protected against disclosure to third parties. TXGB is certified PCI DSS compliant. Online payments are processed securely by Stripe.

Deposit

A 50% deposit is required at the time of booking with the balance payable on or before 7 days prior to the arrival date. If your stay is within 7 days of arrival date, the full balance is payable at the time of booking. Failure to pay the balance as above may result in your reservation being cancelled and the room opened to another guest.

Cancellation

If you cancel your reservation for any reason, you must notify us by telephone or email. Bookings can be cancelled free of charge on or before 14 days prior to the arrival date. If the booking is less than 14 days the deposit is non- refundable. If the booking is cancelled less than 7 days before arrival or in the event of a no show or an early departure after arrival no refund will be given.

If we need to cancel your reservation for reasons beyond our control we shall refund all monies paid by you for the reservation. Our liability would not extend beyond this refund.

Arrivals

Standard check in times are from15:00 to 19;00.

Please note we do not offer a permanent reception and if you need to check in outside these hours this will need to be agreed prior to your arrival. We reserve the right to refuse admission to  arrivals after 22:00  if  not agreed in advance.

Departure

Guests are requested to check out of their rooms by 11:00 on the day of departure. A late check out can sometimes be arranged  by prior agreement.We reserve the right to charge any guest who has not vacated their room by 12pm, the cost of an additional night at the appropriate daily fee.

Terms of Use

Guests will be responsible for the repair or cost of replacement of any breakages, loss or damage and shall leave the property in a clean and tidy condition.

We welcome Children aged 8years and over. We are located at the waters edge. There is a pond on site and  we have Sky light windows in the bedrooms, therefore guests with children must exercise appropriate supervision at all times.

We do not accept Stag, or Hen party bookings other than by agreement prior to booking

We can accept well behaved Dogs in certain rooms. This needs to be arranged at the time of booking. The fee for dog stay is £ 15/night. Guests arriving with a dog without prior agreement may be unable to stay and no refund is given.

Parking

There is ample free parking at the B&B.

Smoking

In accordance with legislation, it is illegal to smoke anywhere on the premises. We apply the same rules to vaping. You may do either outside the premises.

Damages & Breakages

We kindly ask guests toreport anydamages or breakages immediately as this will help ensure that repairs, replacement, or cleaning can be carried out without delay. Whilst we understand accidents happen, we do reserve the right to charge for repairs, cleaning or replacement costs.

It is important that rooms and furnishings remain clean and fresh for the benefit of all guests. In the unlikely event of furnishings or bedding being soiled by foodstuffs or other, we reserve the right to make a deep cleaning charge of £50.

Wi-FI

The use of Wi-Fi is provided free of charge. However, we ask that consideration is given to the amount and time take toup/down load data and that all sites visited are legal

Food

Please notify us of any food intolerances and allergies at the time of booking. If you have any specific dietary requirement please tell us of this at the time of booking so we can cater for you.

We have some excellent take aways in the area. 

Consumption of foodstuffs in the bedrooms is strictly prohibited.The Breakfast room may be used for lunch or dinner dining and we will be happy to provide plates and cutlery upon request.

Disclaimer

No liability is accepted for any loss, damage or injury to any preson(s) or property(including vehicles, accessories and contents) whilst on site or whilst any guest or any member of the party is engaged in any activity; or any illness arising from any cause whatsoever.

Use of equipment provided is at the personal risk of each guest.

Liability

We do not accept responsibility for any valuables lost or mislaid unless handed to us for safe custody. The free , designated car park spaces are for guest use only. No liability can be accepted for any damages or losses incurred to vehicles in the car park, or property contained therein, whichare left at the owners risk. Guests are reminded to take the usual precautions and not leave valuables or other items on show in their vehicles.
